This project examines the challenges associated with strata or community title property ownership schemes (referred to as condominium complexes in the USA). Such schemes involve the subdivision of property into lots and common property, which is then managed by an incorporated body (such as a body corporate, owners corporation, et cetera).
Over the last 25 years, Australia has seen major growth in this type of accommodation, to the extent that strata titled property now represents the primary form of accommodation in many tourism destinations (such as the Gold Coast). In 2006, the Australian Bureau of Statistics reported a staggering overall investment of approximately AUD $10 billion in the tourism accommodation sector, including strata titled units in hotels.
Given the size of the Australian tourism sector, and the fact that accommodation is a fundamental part of tourist satisfaction, it is vital that the strata and community titled tourism accommodation sector is managed effectively.
Our research aims to enable more informed policy making, and more sustainable management of strata titled tourism accommodation, by:
- examining stakeholders' needs
- providing knowledge to guide the development and ongoing management of strata titled complexes
- improving community awareness of the sector's impact on tourism management issues
To date, our research projects have raised awareness of the scale of strata titled tourism accommodation, and have influenced policy formulation (most notably in the Gold Coast Tourist Facilities and Infrastructure Audit report).
